Negotiate Realtor Commissions e-Book

You Can Negotiate Your Realtor Commission
If You Know How

I say this with a genuine smile on my face so don't be offended, but let it be known up front that if you hired me to list your home there is nothing you could say or do to convince me to lower my commission.

I'll go a step further and say if you hire any Realtor that has spent a single dime on training and education (it's no secret Realtors and their companies spend tens of thousands of dollars to obtain your business and get you to pay the highest commission possible), there is nothing you could say or do to have them lower their commission...

UNTIL NOW!

My name is Steve Hattan and I've been a Realtor for nearly 15 years.  Throughout my career I've listed and sold just under 2,000 properties. In fact, in one year alone I have listed over 400 properties... more than the average realtor will list in their entire career.

I'm not telling you this to brag about myself, but instead to show you that I know exactly what to do and say to get you to pay me the highest commission possible.

However, the tables have turned and now I'm going to teach you exactly how to negotiate a lower commission...even among the toughest Realtors out there.

Most Realtors Provide Unnecessary Services

Aside from the MLS listing and the yard sign, and perhaps the internet, most of what services Realtors provide are of little, if any, help in getting your property sold in the shortest time.  Yet, Realtors insist on using every available means to get the most exposure for your property, and use these extra services to justify their fees.

Most of these 'extra services' were found to be of little, if any, help in bringing a buyer to your house.  This was concluded after numerous comparisons with listings that used these services to ones that didn't.

However, all of these services provide exposure for the agent. In fact, one of these services is offered for the sole purpose of building your Realtor a list of potential clients!

Now you can easily beat the Realtors at their own game
and easily command the lowest possible commission.

Up until now I have yet to find a place anywhere on the Internet that shows the consumer how to save money when negotiating a Realtor's commission.

Sure...there are sites out there with a paragraph or two that tell you it's legal to negotiate a commission.

Sure...there are sites that will tell you how much Realtors get paid.

Sure...there are sites that will say something about a Realtor's commission.

However, you won't find a single site that actually teaches you how to counter the thousands of dollars worth of training Realtors spend in order to squeeze every dollar you can afford to pay.   No other site actually goes into details about the negotiating process.

Getting Down to Business

Now let's get down to the actual negotiating process.  I've written a guidebook, "How to Negotiate Thousands Off Any Realtor Commission" that takes things step by step, once you decide on using a Realtor's service.  This guidebook exposes the truth about the real estate business and how you can use certain facts to negotiate the lowest percentage commission possible.

  • Which, of among the dozen or so services your Realtor provides, according to the National Association of Realtors, were found to be ineffective in bringing a buyer to your property.
  • Which three services are absolutely necessary in finding a buyer for your property and why you must insist they are the only ones you need.
  • Why the buyer's Realtor, who gets half the commission, is truly overpaid considering the number of hours worked.
  • What it really costs a Realtor to sell your home.  Considering the services that actually do get buyers to your house, it is surprisingly little compared to what they charge you.
  • Services that sound like they are beneficial but they're really not
  • Which, among the services that cost most, are unnecessary.
  • Why insisting you don't need these services will better your chances of the Realtor accepting a lower commission.

The Step by Step Negotiation Process

Armed with this information after having been exposed the truth, you are in a unique position to negotiate what you believe is a fair and reasonable fee for service.  You'll know how much these Realtor based exposure services cost.

This guidebook "How to Negotiate Thousands Off Any Realtor Commission", goes through a step by step process that just about guarantees a lower fee:

  • How to focus your attention on what is included in the Realtor's service package.
  • What you must tell the Realtor once the Realtor's services are listed and detailed and the commission is stated.
  • Speak with a firm but earnest tone and you'll have the upper hand when it comes to negotiating the commission you think is reasonable.
  • How to use the list of services offered to start the negotiating process.
  • Explaining your reasons for not wanting to pay the proposed fee based on what you'll know about why these services are offered.

You'll experience a new sense of confidence in
handling your impending real estate transaction.

You can now set up an appointment with a Realtor knowing you'll have some serious cards to play when you get down to establishing the commission you'd be glad to pay.  Sure, it won't be chump change, but enough to make you feel the Realtor is getting a good dollar amount for finding you a buyer without taking a lot off the top of your property's value.

Bonus Section - Handling Justifications by the Realtor

"How to Negotiate Thousands Off Any Realtor Commission" includes the more common objections Realtors use each time you insist that "this is what I'm willing to pay and I only want these services".

This new section shows how to overcome the Realtor's justification of a higher commission. Review these just before the interview.  This way you'll be prepared to counter any insistence for services that serve only to build their business.

You'll also learn how to praise their credentials and experience while at the same time, maintain your stance on what you believe is a reasonable commission.

Spend Pennies and Save Thousands

Right now you might be asking yourself, "Ok, Steve, I know Realtors have spent thousands of dollars in education. I know they are highly trained to get the most money out of my pocket.  But, how much is it going cost me to save thousands of dollars in commissions?"

I'll answer that right now but let me ask you a question first.

Let's say you have a home for sale around $300,000.  If I (myself personally, with nearly 2000 homes listed and 15 years of experience) were to sit down next to you at the kitchen table while the Realtor (of your choice) gave his presentation and states his commission is 7%, then you would pay $21,000.

My question is, would you pay me $1000 if I could get him to commit in writing to charge only 3.5% or $10,500?

In other words, if you paid me $1000 I would instantly save you $10,500.  You'd be crazy not to!  The alternative is to pay the other $10,500.

Well, I'm not going to charge you $1000 for my 15 years of negotiating experience.
    It won't cost you $500...
    It wont' cost you $250...
    It won't cost you $100...
    Not even $50...

You will spend only $37. That's it!  It's like paying $1.00 and receiving $270.  I don't know about you but if I could spend $1.00 and put nearly three hundred dollars back in my pocket, I'd be spending a dollar for the rest of my life!

How do I know it will work for you?  What's my guarantee?  That's a great question.

Here is my fail proof 100% 30-day guarantee that
you can negotiate the lowest commission possible...

Let's face it, not everyone has what it takes to go up against trained professionals and beat them at their own game...even after taking my super effective course.  Some people just can't stand confrontation, no matter how much money it will save them.

If for whatever reason you are not able to (or don't want to) negotiate a lower commission with the Realtor of your choice all you have to go is contact me personally and I will negotiate your commission for you.

It's like me sitting there right next to you.  All you have to do is tell me how much you can afford (or want) to pay and I'll go to work for you.  There is no extra charge for this - it's my guarantee.

I'll even make my guarantee more fail proof...

If, for whatever reason, I am not able to get the commission you want to pay then I will personally research your area and find an experienced, competent Realtor who will agree to your price.

If it turns out I cannot find a Realtor who will accept your terms (hasn't happened yet) then I will immediately refund your $37.

In short, if you can't negotiate on your own, I will do it for you. If this doesn't work I will find a Realtor who will. If this still doesn't work I will refund your money immediately.

You have absolutely no risk! I've taken all the risk for you.

So, don't hesitate. Don't let the Realtor take money away from you.  The economy is getting worse every day and some experts say it will take years to climb out of this mess.

Do the right thing...
Do the smart thing..
Learn how to negotiate your commission before you list.

Cordially,
